How To Market Your Rental Property To Stand Out

Marketing is the key to maximizing the revenue potential for so many products, and vacation rentals are no exception. For your property to stand out, remember that it’s more than just bedrooms and bathrooms, you’re selling a vacation destination.

Think about what makes your property desirable. It might help to write down a list of the top 5 or 10 things that made you choose this property to purchase. Was it the location? The views? The outdoor space? A heated pool that can be enjoyed year-round? Chances are the same things that caught your eye will be the same features that’ll land you guests.

Next, focus on the special amenities you can provide. Do you have a gourmet kitchen stocked with all the essentials? Will you provide a map of all the closest hiking trails? Discounts to local attractions? These are all key touches that will help to attract the very best guests to your property.

You don’t just want people to book – you want people to have an amazing stay, leave a positive review and come back again and again. Those reviews become marketing gold for you and help attract more ideal guests!

Ideas to Boost Traffic to Your Vacation Rental Listing

Tell the story: Once you have in mind what the perfect experience will be for your guests, name your property, and write your description to tell them the story of what it will be like when they arrive. What will they do? What makes your property stand out?

Show your best side: Hire a professional photographer to showcase the home, and include some photos specifically highlighting those amenities that will attract guests.

Get it out there: Now that you have your description, photos, and you know who your target guest is … it’s time to get booking! The more places guests can find your property, the better. Tru Vacation Rentals list all properties on Airbnb, VRBO, and our direct booking website In addition, you can market your property through Facebook, Instagram, and Pinterest. They all have potential!

Check all the boxes: When listing on third-party booking sites, be sure to complete all the questions, there are specific fields that must be filled out for amenities, location, etc. The more information you provide (in the right places) the more guests will feel comfortable knowing what to expect when they arrive, and that equates to more bookings.

Price it right: Pricing is key. You can do an amazing job at marketing your property, but overpricing it will still result in less bookings. On the flip side, underpricing will hurt your revenue potential. There are different pricing approaches that I’ll go into in another post, but feel free to contact me if you can’t wait.
