As a professional Realtor, you can never let one of your listings lag. If you are doing your job right you’ve properly consulted the seller on the appropriate price based on the condition of the property and the market. There are steps you must take to make sure a property does not sit too long and get stale on the MLS.
At Tru Realty we train our agents to have a marketing plan for each listing to ensure that the property is receiving maximum exposure to a relevant audience. Beyond the MLS you have Facebook, Instagram, LinkedIn and other syndicated sites like Zillow, Trulia, Redfin, and Realtor.com.
Often times the initial listing as well as the initial marketing push result in a fair amount of inquiries for your listing. Especially now with our above average market conditions and limited inventory. But there are times when a particular listing can cool down.
What do you do as a real estate agent to rekindle interest in a listing that is no longer generating buyer interest?
Reevaluate Stale Listings
The first thing you should do is revisit the price, condition, and particulars of the home in question. Reassess where you are with every attribute and make certain you are not overpricing the market. Next, make sure you are showing the home in its best light. Is it properly staged? Does it need a thorough cleaning? Is the landscape in need of improvement? There are a lot of items to review when a home is not getting noticed.
After some reconditioning it will be appropriate to do another photo shoot, reword the listing, and potentially include any new property attributes. You may also generate and post content that relates to the immediate area that includes shopping, education, parks, etc. that would appeal to a potential buyer. Link the property to the posted content.
Price is Not Always The Cause of Stale Listings
You don’t necessarily have to go to the price card when a property begins to lag. Improve on everything you can including your outreach before you whittle the price on a home that is properly positioned for sale.
